Don’t let higher interest rates scare you out of the property market

For medical professionals, a changing rate environment may feel uncertain - but it can also create breathing room, negotiating power and property opportunities that are harder to find in a booming market.

When rates rise, it is natural to wonder whether buying property should be put on hold. Headlines focus on higher repayments and falling values, which can make the whole market sound riskier than it really is.

But higher rates do not automatically mean it is a bad time to buy. For healthcare professionals with stable earning potential and a carefully tested budget, a slower market may offer more time, more choice and less competition. The key is to be prepared, not scared.

Start with your borrowing power, not the headlines

Every rate rise can increase repayments and reduce the amount a buyer is approved to borrow. That matters,  but it is information you can plan around. Medical professionals may also have income structures that do not fit neatly into a standard application, including overtime, allowances, locum work, private practice income or future earning growth. A lender that understands healthcare can help present that income accurately and work through the options available.

Rather than stepping away from the market altogether, buyers can adjust the plan: refine the price range, build the deposit, reduce unnecessary debt and compare properties with a realistic repayment figure in mind. Knowing the boundary of your budget can make the search clearer and more confident.

A quieter market can work in your favour

When borrowing capacity tightens, fewer buyers can compete at the same price point. Properties may take longer to sell and vendors may become more willing to negotiate. For a busy doctor, dentist, vet or other healthcare professional, that can mean less pressure to make a rushed decision between shifts, more time to complete due diligence and a better chance to negotiate terms that suit you.

Cotality’s October 2026 data shows this clearly. National home values had fallen for seven consecutive months and were 6.7% below their March peak. Across the combined capital cities, values were down 8.1% in seven months, the fastest pace of decline recorded across a housing downturn in 40 years. Sales volumes were also 23% lower than a year earlier, while the median time on market had stretched to 39 days.

These conditions can create something buyers rarely get in a rapidly rising market: time. There may be more stock to compare, fewer emotionally charged bidding situations and greater scope to discuss price. A lower purchase price will not always offset higher borrowing costs, so the opportunity only works when the repayments remain comfortable, but it is still an opportunity worth assessing rather than automatically avoiding.

Look for the right property instead of a perfect market

Rate rises affect the country broadly, but property markets remain local. Some areas correct faster after strong growth, while markets supported by limited supply, employment, population growth or a shortage of listings can hold up better. Medical professionals may also have flexibility to consider locations near hospitals, clinics, universities or growing healthcare precincts where demand behaves differently from the national average.

That is why a falling national index should not make the decision for you. A well-located home that supports your commute, lifestyle and longer-term plans may behave very differently from a compromised property chosen only because it appears cheap. Focus on the quality and suitability of the opportunity in front of you.

Do you really need to wait?

Waiting can feel safer, but it does not guarantee a cheaper or easier purchase. If confidence returns once rates stabilise, more buyers may enter the market and competition may increase. Buying during uncertain conditions can mean negotiating with fewer competing purchasers,  provided you are financially ready and comfortable with the repayments.

You do not need to perfectly predict the bottom of the market. You need a property that suits your life, repayments you can manage and enough room in your budget if conditions stay uncomfortable. Stress-test the loan, account for the costs beyond the mortgage and seek lending guidance that understands the realities of medical income and career progression.
